About Valley Farm - Rookyard Cottage
Rookyard Cottage is an eco-friendly, single storey self-catering cottage. It has a timber frame with recycled newspaper insulation, rainwater harvesting and solar heated water. Guests may use the owners’ private indoor heated swimming pool. It is called Rookyard Cottage because of the many rooks that are frequent visitors to the grounds of Valley Farm.
The cottage has two bedrooms, a double and a twin, each with an en-suite bathroom with a shower over the bath. One bathroom is equipped for use by disabled guests.The sitting/dining room has a vaulted timber ceiling and a modern well-equipped kitchen with dishwasher and washing machine. A log burning stove is backed up by full oil-fired central heating. There is a Free-sat TV with DVD together with a radio/CD player. Free Wi-Fi is available.
This cottage is furnished and decorated to a high standard in a modern style. There is easy level access for wheelchair users.
The cottage is set in the spacious grounds of Valley Farm. Guests have a south facing terrace with table, chairs and a barbecue and there is an acre field suitable for ball games, kite flying and fun, far away from the road. A country footpath leads across the fields to the small market town of Halesworth. The owners’ private indoor heated swimming pool is available to guests by individual arrangement at a small extra charge*. There is parking for two cars.
At Valley Farm we care about our environment and have introduced many measures that will help to reduce our carbon footprint. Solar panels provide much of the hot water in both self catering cottages and a huge solar thermal tracker heats the swimming pool and provides hot water for the B&B. This has greatly reduced our reliance on oil as the primary source of water heating. In fact, we burn almost no oil from May until the end of October.
Our 5kW wind turbine, installed in August 2007 stands on a 12 metre pole in the corner of our paddock. On wet, windy days when there is no solar gain for the hot water, it is good to see the turbine spinning. More recently, we have added 4kW P.V. panels to the pool roof. These are proving very efficient and have further reduced our electricity requirements from the grid. New for 2013, a charging point enables electric vehicles to re-charge their batteries for a small fee.
Rookyard Cottage, our most recent self catering cottage, has been built with care of the environment in mind. It is timber framed and clad and is insulated with recycled newspaper. This makes the house very thermally efficient and with wooden framed sealed double glazing, it requires very little heating in the winter. Oil-fired central heating is supplemented by a wood burning stove. The roof drains into a rainwater harvesting tank which supplies the lavatories and washing machine and we have tried to select lights and appliances which consume lower amounts of energy.
